The window is the first two weeks
A move-in report only works if it is done at move-in. If you are already moving out, it is too late to create a baseline, and we would rather tell you that than take the booking.
What you get
Room-by-room condition and cleanliness ratings, dated photographs, meter readings and key count, in a report issued within 24 hours. Your own copy, for as long as you need it.
Why it counts as evidence
The Housing Authority Adjudicating Panel costs €10 to file and needs no lawyer, and it decides on evidence. A report only you have signed carries less weight than one your landlord has signed too, which is why we invite them to countersign at no cost to either of you.
Before you book
Do I need my landlord’s permission?
No. It is your home for the length of the lease and you can have anyone you like inspect it. We do let the landlord know a report exists, because a countersigned one protects you better.
Will this annoy my landlord?
In practice, rarely. Since Act XX of 2024 the lease has to include a photographed inventory anyway; most landlords are glad someone independent has produced one, and it protects them as much as you.
What if they refuse to countersign?
The report still stands as a dated, third-party record, and the refusal is noted in its audit trail. A panel can draw its own conclusions from a landlord who declined to confirm the condition of their own property.
I have already moved in. Am I too late?
Sooner is better, but a report in week two still beats nothing. Book the earliest slot you can and we will date the report exactly as we find things.
