Terms of service
These terms apply to every inspection booked with PropertyCheck Malta. Booking an inspection means you accept them. They are written to be read, not skimmed, so please do.

Who we are
PropertyCheck Malta is a trading name of [Company legal name], a company registered in Malta with registration number [number] and registered address [address]. Our VAT number is [number]. You can reach us at bookings@propertycheck.mt.
What we do
We attend a residential property at an agreed time, record its condition and contents, and issue a written, photographed report to the parties named at booking. Depending on what you book, that is a check-in report, a check-out report, a mid-tenancy inspection, or one of these with the Safety & Compliance Check added.
We act for neither landlord nor tenant. Whoever pays for the inspection, the report records what the inspector found, and the same report goes to every party named at booking.
Booking and access
You book online, choose the property size and the visit you need, and pay by card at that point. We then confirm the date and time with you and agree who will give the inspector access.
You are responsible for making sure the inspector can get into the property at the agreed time, that the meters are accessible, and that we have working contact details for every party who should receive the report. If the inspector cannot gain access on the day, the visit is treated as cancelled without notice (see Payment and cancellation below).
Please choose the property size honestly. If the property is materially larger than booked, we may ask for the difference before issuing the report.
The report
The report records the visible condition and cleanliness of the property and its contents on the day of the visit, together with meter readings, the number of keys handed over and dated photographs. It is a record of what could be seen without moving heavy furniture, lifting fitted coverings or dismantling anything.
It is not a structural survey, a valuation, an electrical or gas certificate, an Energy Performance Certificate, or legal advice. Where the Safety & Compliance Check is added, the inspector records what is present and flags what needs attention; only a licensed professional can certify an installation, and the report will say so where that applies.
On a check-out report the inspector compares each item against the check-in report and records their assessment of any change as fair wear and tear, damage or cleaning. That assessment is the inspector's professional opinion. How a deposit is finally settled is a matter between landlord and tenant, and where they cannot agree, for the Housing Authority or the courts.
Review window and signatures
Every party named at booking receives the report within 24 hours of the visit and has 7 days to review it, comment on any line and sign it electronically. A comment must be answered in writing by the other party; a comment that nobody answers within the window is recorded as accepted. At the end of the window the report locks and no further changes are made to it.
We do not alter findings at the request of either party. If we made a factual error, tell us within the review window and we will correct it and say that we did.
Payment and cancellation
All prices are shown in euro, include VAT at the current Maltese rate, and are paid in full by card at the time of booking through our payment provider. We do not add call-out fees or charges at checkout.
You may change the date or time of a visit free of charge as many times as you need, provided we hear from you at least 48 hours before the agreed time.
Bookings are not refundable. A booking reserves an inspector for a specific slot that cannot be resold at short notice. If a visit is cancelled less than 48 hours before the agreed time, or the inspector cannot gain access at the agreed time, the fee is retained. If we cancel a visit and cannot offer you a reasonable alternative, we refund you in full.
Our responsibility to you
Every inspector works to a written inspection standard. If we fail to attend, fail to issue a report, or the report is materially inaccurate through our fault, we will re-attend or reissue at no cost, or refund the fee for that visit. Beyond that, our total liability to you in connection with any booking is limited to the amount you paid for it, except where the law does not allow that limit.
We are not responsible for losses that arise from information you gave us that was wrong or incomplete, from conditions that could not be seen on the day, or from how the parties or any authority choose to use the report.
Using the report
Once issued, every party named at booking may keep and use the report for the purposes of the tenancy, including in a dispute before the Housing Authority or a court. The report and its photographs remain our copyright; please do not publish or reuse them for any other purpose without asking.
Complaints
If something has gone wrong, email bookings@propertycheck.mt and we will reply within 5 working days. If we cannot resolve it, you keep every right you have under Maltese consumer law, including the right to refer the matter to the Malta Competition and Consumer Affairs Authority.
The legal bits
These terms are governed by the laws of Malta and the Maltese courts have jurisdiction over any dispute about them. If any part of these terms is found to be unenforceable, the rest still applies. We may update these terms from time to time; the version in force when you book is the one that applies to that booking.
