How it works

From booking to a signed, locked report in about a week. Nobody has to take a morning off, and nobody has to meet anybody.

  1. Day 0

    Book online

    Choose the property size, the visit type and a date, and pay by card. You get a confirmation straight away with everything we need from you before the visit.

  2. Before the visit

    We confirm access

    We agree with you who will let the inspector in, where the meters are, and the contact details for both parties. This is the step that stops visits being wasted.

  3. Visit day

    The inspection

    Thirty to forty minutes for an apartment. Whoever holds the keys opens up and can stay or go. The inspector records every room, the meters, the keys and anything supplied with the property, with dated photographs.

  4. Within 24 hours

    The report is issued

    Every party receives the same report by email: condition and cleanliness ratings room by room, the photo log, meter readings and key count. On a check-out, each line is compared with the check-in and responsibility is assigned.

  5. Next 7 days

    Review, comment and sign

    Both sides can flag any line and say why. A comment must be answered in writing; a comment nobody answers counts as accepted. Then each party signs electronically.

  6. Day 8

    The report locks

    The signed version, with every comment and response attached, is the record you both rely on at the end of the tenancy. It does not expire and there is nothing to log into.

What we need from you

Three things, and a visit almost never goes wrong.

Access

Someone to let the inspector in at the agreed time: you, your agent, the tenant, or a key we collect beforehand.

Meter locations

Where the electricity and water meters are, including any in a shared corridor or a locked cabinet.

Both parties’ contact details

An email address for the landlord and the tenant, so the report reaches both and both can sign.
